What We Do Not Remove from a Medical Office

Disclaimers usually live at the bottom of a page like this. For a medical or dental practice they belong at the top, because the boundary determines your sequence, your budget, and your liability.

American Junk Removal is a furniture, fixture, and general debris contractor. We are not a licensed medical waste transporter, a hazmat contractor, a certified document destruction vendor, or a radiology service company. Each of those categories has its own licensing and chain-of-custody requirements, and the practice — not the hauler — remains responsible for them.

Handled by Your Licensed Vendors

  • Biohazard and red-bag regulated medical waste
  • Sharps containers and needle disposal
  • Pharmaceuticals, samples, and controlled substances
  • Chemicals, reagents, and lab chemistry
  • Film processing and developer chemistry
  • Amalgam separators and amalgam waste
  • Lead aprons, shields, and radiology sources
  • Nitrous oxide and compressed gas cylinders
  • Asbestos and any hazardous building material

Handled by the Manufacturer or a Licensed Tech

  • X-ray units, panoramic and cone beam imaging
  • CT, MRI, and ultrasound systems
  • Autoclaves and sterilizers still under service
  • Dental vacuum and compressor systems
  • Anything plumbed, gas-fed, or hard-wired

We do not remove biohazard or red-bag waste, sharps, pharmaceuticals, chemicals, lead aprons, or radiology sources under any circumstance. Those go to a licensed medical waste or hazmat vendor. We coordinate with whoever you engage so the suite empties in the right order — their pickup first, our trucks second.

HIPAA Records and Medical Office Cleanouts

Patient records are the item that most often stalls a practice cleanout. HIPAA-covered records require certified destruction by a licensed shredding vendor, with a certificate of destruction, or transfer to a custodian of records. That is a separate licensed service and not something a junk removal crew can absorb into a haul.

The practical version: your vendor takes the files, and we remove the empty cabinets, chart racks, shelving, and storage room build-out afterward. If a cabinet still has charts when we arrive, it stays where it is.

Radiographs, imaging media, and legacy servers or hard drives follow the same logic. We take the empty racks and desks once your vendor has cleared the data.

How We Work in an Occupied Medical Building

After Hours by Default

Other practices are seeing patients next door. We schedule evenings, weekends, and closure days so nobody’s waiting room hears a cleanout.

Discretion

No photos posted, no practice named, no discussion on site. A closing practice does not want the news traveling before the letters go out.

Building Rules First

Elevator reservations, floor and wall protection, and dock windows arranged with property management before the crew arrives.

Clean Corridors

Shared hallways, elevators, and lobbies stay clear throughout. Nothing staged in common areas overnight.

Insured, with COI

Certificates issued to the landlord, building manager, or acquiring group before we mobilize.

Sequenced Scope

A written scope showing what we remove and what is excluded, so it can go to a practice attorney or an acquirer without ambiguity.

When Practices Book a Medical Office Cleanout

Retiring Physicians and Dentists

A practice in the same suite for decades accumulates far more than the owner remembers. Storage rooms, basements, and back offices are usually the largest part of the job, and the lease sets the timeline, not the last patient visit.

Practice Acquisitions and Roll-Ups

The acquirer keeps the clinical equipment it wants and needs everything else gone before the rebrand. We work from the exclusion list so nothing on the asset schedule is touched.

Relocations and Consolidations

Only part of the old office is coming with you, or a health system is closing satellite offices on a rolling schedule. We clear what stays behind after the movers finish, one scope and one contact per site. Our office cleanout services cover the administrative side of the same work.

Landlord Turnovers

A practice vacates and leaves the suite full. Owners and managers use us to strip the space back to leasable condition. See property management cleanouts for how those jobs run.

What a Medical Office Cleanout Costs

Medical office cleanouts are quoted by project after a walkthrough. The clinical build-out and building access usually matter more than square footage.

VolumeFurniture, casework, and storage contents
Demolition laborFixed millwork, casework, and partitions
AccessFloor level, elevator, dock, stairs
Working hoursAfter-hours or weekend requirement
Vendor sequencingDays waiting on records or waste pickup
Disposal typeDonation, e-waste, metal, general debris

Usable waiting room and office furniture often routes to donation, and metal and electronics are recycled rather than landfilled. That reduces disposal volume, and the number.

Medical and Dental Office Cleanout FAQs

Can you take our sharps containers or red-bag waste?

No. Regulated medical waste, sharps, and biohazard material go to a licensed medical waste transporter with proper manifesting. Schedule that pickup before our crew arrives and we work behind it.

What about our patient files?

Records require certified destruction by a licensed shredding vendor, or transfer to a custodian of records. Once the files are gone, we remove the empty cabinets, chart racks, and shelving.

Can you remove our X-ray or imaging equipment?

Not on our own. Imaging units, lead shielding, and any radiation source require the manufacturer or a licensed technician for decommissioning. Once that is complete and documented, we remove remaining non-hazardous components and the surrounding cabinetry.

Will you work after hours so patients and neighboring practices are not disturbed?

Yes, and in shared medical buildings it is the default. Evenings, weekends, and closure days are normal working windows for us.

Can you keep this quiet?

Yes. We do not discuss the job on site beyond the people managing it, and we do not photograph, publicize, or name practice clients.

Can you work from an acquirer’s exclusion list?

Yes. Give us the asset schedule or a tagged list of what stays and we will scope around it in writing, so there is no question later.
